At both concept and technical design stage, we can advise on how to improve the sustainability of your development that can improve running costs and create a more comfortable environment.
We offer you a full range of architectural services, from concept through to completion. These can be tailored to your requirements, whether you simply need a concept design to explore the feasibility of your proposals or whether you need drawings and reports to accompany Planning Applications, Building Regulations Approvals or Construction drawings. We can structure a package of information to suit your requirements, or we can manage the whole process for you. This may include individual packages, or a full service, based on the stages shown below.
01 Concept
Following a free initial consultation, we will carry out a measured building survey and formalise the brief. We then take this information and develop concept design options. In addition to this we will provide advice on relevant planning implications, build ability, outline costs and Site constraints.
The Concept design package will also contain proposals on how to move the project forward. If it is felt that a Planning Application may be particularly sensitive, this maybe a good time to seek Pre Application advice from the Local Planning Authority. This process requires, less information and has a lower application cost, which may prevent abortive costs associated with submitting a Full Planning Application.
02 Planning drawings
Once the concept design has been agreed, we can proceed to developing the Planning Drawings, reports, application forms and other Supporting information suitable for a Full Planning Application. Although some small extensions may be permissible under Permitted Development Rights, most projects will require planning permission. Our knowledge of the planning process and policies, both nationally and locally will be vital to giving your scheme the best possible chance of approval.
03 Building Regulations drawings
Following planning Approval, we will need to develop a package of detailed information to demonstrate compliance with the Building Regulations. At this stage other consultants maybe required to contribute information (such as a Structural Engineer). We can suggest appropriate consultants and coordinate with them. This package will then be submitted to the Building Inspector for approval before construction can commence.
04 Construction Drawing
Each project has a bespoke level of detailed design information, depending on the size and complexity of the project. Our experience, enthusiasm and diligence aims to ensure the information we provide is compliant, comprehensive and complete. The benefit of this can be invaluable on complex projects or to increase the level of cost certainty. A comprehensive Construction package is essential to ensure that the contractor delivers the detail and essence of each of our designs. It can ultimately save you time and money in the long-term.
05 Tendering
We can advise of a suitable contract and reputable contractors to tender for your project and ensure tender returns are compliant with the tender documentation.
06 Contract Administration
Following appointment of a contractor we can monitor the works to ensure delivery against brief, budget and programme and ensure the completed building delivers the detail and essence of our design. Along-side site attendance where we make sure the builder complies with Regulations and the design specification, we can also administer the contract for you. This insures continuity between the design team and the contractor.
